Buildings designed under Ecuador's 2015 construction standard have better baseline expectations, while older pre-2000 structures may need closer review.

If you rent or buy in Guayaquil, do not judge only by tile, paint and view. Ask about construction age, structural design, soil conditions and whether the building has had a professional evaluation.

This matters especially for older apartments, low-cost construction, informal additions and homes in filled or low-lying areas.
