La Carolina Still Anchors Quito’s High-Demand Real Estate Market

Quito's La Carolina area continues to anchor one of the city's strongest real-estate markets, with high demand around the park and nearby hypercenter corridors.

The high-demand zone includes La Carolina, República del Salvador, Shyris, Naciones Unidas, Portugal and 6 de Diciembre. Real-estate brokers report weekly requests for small apartments and studios in the area.

Smaller Units, Higher Demand

Demand is especially strong for one-bedroom, two-bedroom and studio units of 25 to 35 square meters. One broker described those units as popular with smaller families and executives who need a transit residence because they live outside the city.

One listed example near La Carolina was a 35-square-meter apartment with a 9.5-square-meter balcony and parking, priced at $90,000. The same market also includes apartments priced at $500,000.

Hypercenter and Valleys

The president of Camicon, Quito's construction-industry chamber, said the highest-appreciation zones include the hypercenter areas of República del Salvador, La Carolina, Suecia and Portugal. In high-end and emblematic projects, prices can exceed $2,000 per square meter.

Outside the consolidated urban area, Cumbayá and Tumbaco are also showing sustained growth. Finished-housing prices in those areas are described as ranging from $1,500 to $1,800 per square meter, with some projects above $2,000 per square meter.

What This Means for Expats

For expats comparing Quito neighborhoods, La Carolina remains a premium, high-convenience market rather than a bargain zone. Small units may be easier to find than larger family apartments, but price per square meter can be high.

The broader takeaway is that Quito demand is still concentrated around lifestyle, services and mobility corridors. Buyers and renters should compare La Carolina pricing against Cumbayá, Tumbaco and other valley options before assuming the central city is automatically cheaper.
